Newport Beach Custom Homes
Marilynn & Co. is a custom home builder serving Newport Beach and the surrounding communities of Corona del Mar, Newport Coast, Balboa Island, and Lido Isle — with 32 years of experience building luxury homes in coastal Orange County.
Newport Beach is a precise market. The lots on the Peninsula and Balboa Island are tight, the setback rules are strict, and the expectations for what a finished home looks like are set by the surrounding inventory — which means the baseline here is already high. Bayfront and oceanfront parcels carry Coastal Commission review on top of City of Newport Beach permitting, which adds time and requires documentation prepared correctly the first time. Newport Coast and the hillside communities above Pelican Hill operate under HOA design review with their own standards.
We build across all of it. Bayfront homes on the Peninsula designed for the water view and the marine environment, with glazing systems specified for wind loads and materials that hold up to salt air over decades. Estate homes on larger parcels in Newport Coast where the scale of the project demands the same level of attention to structural engineering as it does to design. Contemporary and transitional homes in Corona del Mar where the neighborhood character sets a context worth respecting.
We serve clients throughout Newport Beach including the Balboa Peninsula, Balboa Island, Lido Isle, Corona del Mar, Newport Coast, Newport Heights, Dover Shores, and the communities surrounding the Back Bay, as well as adjacent areas including Laguna Beach and Crystal Cove.
What We Build
Full design-build services for luxury custom homes in Newport Beach and Corona del Mar. Design, engineering, Coastal Commission coordination, permits, and construction managed by one team.
Building on the Newport Beach coast requires materials and methods that perform in a salt air, wind-load environment. Every home we build here is specified for the coastal conditions — not the inland standard applied to a beachfront site.
Our ADU Series delivers the same construction standards as our custom homes in a smaller footprint — well suited to Newport Beach properties where a guest suite, caretaker unit, or rental cottage adds meaningful value.
Our Founder
Anthony Ferro has spent 25 years as a Southern California firefighter responding to wildfires across Los Angeles County. That experience is the foundation of how Marilynn & Co. builds.
Anthony started the company with a straightforward premise: a home built in Southern California should be designed around the realities of Southern California. That means understanding where fire travels on a hillside, knowing which materials hold up and which ones do not, and thinking about how a home performs in ten years and twenty — not just on the day escrow closes.
Most luxury home builders in Los Angeles can build a beautiful house. Fewer of them have stood inside a structure fire and understand from the ground up why homes fail. That perspective is what sets Marilynn & Co. apart, and it shows up in every decision we make — from site orientation and roof specification to vent placement and landscape design.

How It Works
01
We start with the site. Newport Beach parcels vary significantly — tight Peninsula lots, larger Corona del Mar properties, hillside Newport Coast parcels — and the project scope depends on what the site requires. We walk it, assess the conditions, and give you a straight picture before any commitments are made.
02
We work with your architect or ours to develop plans built around the site and how you want to live. Coastal Commission requirements, structural engineering, marine environment material specifications, and HOA design review for Newport Coast all get resolved before construction begins.
03
We manage the full permitting process — City of Newport Beach planning and building permits, Coastal Commission review where required, and HOA design review for Newport Coast and gated communities. We know the Newport process and prepare documentation that moves forward.
04
Our crews build with the same care we bring to design. We communicate throughout, surface problems before they become expensive, and hand over a finished home built for the coastal environment it sits in.

Common Questions
Custom home construction in Newport Beach typically runs between $600 and $1,100+ per square foot. Bayfront and oceanfront sites on the Peninsula carry premium costs driven by Coastal Commission requirements, wind load engineering, and marine-grade material specifications. Newport Coast estate properties vary based on size and scope. We provide a detailed estimate during the consultation based on your specific site and program.
For parcels within the coastal zone — which covers most of Newport Beach including the Peninsula, Balboa Island, and Corona del Mar — California Coastal Commission review is required. Marilynn & Co. manages the Coastal Commission process as part of our full permitting service. It adds time to the pre-construction phase but we know what the documentation needs to include.
Most custom home projects in Newport Beach take between 16 and 28 months from the start of permitting to move-in. City of Newport Beach plan check, Coastal Commission review, and construction all factor into the timeline. We communicate the full expected schedule at the start of every project.
We build throughout Newport Beach including the Balboa Peninsula, Balboa Island, Lido Isle, Corona del Mar, Newport Coast, Newport Heights, and Dover Shores. We also serve Crystal Cove, Laguna Beach, and the broader coastal Orange County market.
